Following representations from real estate promoter associations and other stakeholders, the Authority has revised the due date for submission of Form-7 to 21 December 2026.

Form-7 submission deadline extended to 21 December 2026

TG RERA has extended the deadline for filing the Annual Audit Report on Statement of Accounts (Form-7) for FY 2025–26 to 21 December 2026.

Extension follows representations from promoters and stakeholders

TG RERA received representations and letters from real estate promoter associations and stakeholders seeking additional time for submission of Form-7.

 

The circular notes that the Income Tax audit report filing due date had been extended to 21 November 2026, while finalisation of the books of accounts for FY 2025–26 was still under process with statutory auditors.












    Extension is a one-time special measure

    The Authority has clarified that the extension is being granted as a special measure and should not be construed as a precedent for future submissions.

     

    Promoters have been advised to use the extended timeline and ensure that their Annual Audit Report on Statement of Accounts (Form-7) is submitted accurately and in the prescribed format.

    Form-7 must comply with the prescribed requirements

    The Annual Audit Report on Statement of Accounts (Form-7) must be submitted in accordance with the prescribed requirements referred to in the circular, including Regulation 5 of the Telangana State Real Estate Regulatory Authority (General) Regulations, 2023 and Section 4(2)(l)(D) of the Real Estate (Regulation and Development) Act, 2016.

    Delays may lead to penalty and delay fee

    Failure to file the Annual Audit Report on Statement of Accounts (Form-7) for FY 2025–26 within the extended deadline may attract penalties under Section 60 of the Real Estate (Regulation and Development) Act, 2016, along with the delay fee prescribed under Circular II – 629/TG RERA/2024 dated 18 March 2025.
